Kaua`i Habitat for Humanity has acquired Pu`u Maluhia, a new .83 acre residential property in Kalaheo, just off of Pu`u Road. This property acquisition was made possible through collaboration with representatives from Affordable Housing Kauai and Ahe Group which formed Puu Maluhia LLC to develop the land.

Pu`u Maluhia is a certified as an affordable homeownership project by County of Kaua`i. The self-help project will feature a total of six (6) Condominium Property Regime* (CPR) units with three (3) two-bedroom and three (3) three-bedroom single-family homes designed according to Kaua`i Habitat for Humanity and Habitat for Humanity International guidelines.

The three (3) two-bedroom homes will have one (1) bathroom and 864 sq. ft of living space, with 144 sq. ft. of covered lanai. The price of the home with land is currently estimated at $378,000**.

The three (3) three-bedroom homes will have one (1) bathroom and a half (.5) bath with 1,056 sq. ft. of living space and 144 sq. ft. covered lanai. The price of the home with land is currently estimated at $402,000**.

The homes will be situated on the land so as to enable later construction of a carport or garage if the homebuyer chooses to do so at a later time after purchase of the home.

*A note to explain Condominium Property Regime (CPR)

Our colleagues at Housing for All, LLC describe Condominium Property Regimes (CPR) as a form of real property ownership. A CPR is created when the owners of a property file legal papers declaring rules, agreeing to the shared ownership and management of real property. Instead of buying a house and lot, CPR ownership is described as ownership of a “unit” and a percentage of undivided interest in the common elements, such as the land and roadways; in a traditional condo this would also be the lobbies, hallways, and roofs. CPRs are governed by an association and usually have covenants and restrictions.

CPR owners may pay a maintenance fee and may also work with a management company.

Kaua`i Habitat is partnering with a brokerage firm to facilitate the sale of the properties to the eventual qualified buyers. Current Status:

  • Completion of the CPR is currently pending.
  • House designs/plans are complete and submitted to County of Kaua`i Building Division. Building Permits have been issued as of November 14, 2022.
  • Overhead power is being coordinated and planned with KIUC.
