Ahukini Project

Ahukini Affordable Housing Development – Lihu‘e:

A new collaborative community to open doors for kūpuna, families, and working residents

On February 2, 2026, Kauaʻi Habitat for Humanity (KHFH), in partnership with Kauaʻi Housing Development Corporation (KHDC), announced a major new affordable housing initiative planned for Ahukini Road in Līhuʻe, Kauaʻi. This thoughtfully planned development aims to expand housing access across a wide range of income levels while honoring the island’s unique character, culture, and limited developable land.

Project Overview:

This community represents a collaborative response to Kauaʻi’s ongoing housing challenges, bringing nonprofit leadership, community insight, and creative affordability tools together to expand housing options island-wide.

  • Total Homes: 111 affordable housing units
  • Lead Developer: Kauaʻi Housing Development Corporation
  • Development Partner: Kauaʻi Habitat for Humanity
  • Location: Ahukini Road, Līhuʻe, Kauaʻi
  • Target Residents: kūpuna (older adults), local families, and working households across income levels

Community and Housing Options:

 

This mixed housing community will blend rental and ownership opportunities to meet diverse needs:

🏠 KHDC – Rental Housing

  • 48 kūpuna rental units designed to support aging-in-place
  • 33 multi-family rental units for individuals and families

🏡 Habitat for Humanity – Homeownership

KHFH will lead development of a dedicated homeownership neighborhood on a portion of the Ahukini site. Plans include:

  • 15 duplex buildings (two stories each)
  • 30 for-sale homes designed primarily for households earning up to 80% of Area Median Income (AMI)
  • Partnership with Permanently Affordable Living Hawaiʻi (PAL) to explore options ensuring access for local working households earning 80–120% AMI

A Community-Driven Vision:

Kauaʻi continues to experience a severe shortage of both rental and for-sale housing, putting pressure on kūpuna, multigenerational families, and working residents. This development reflects a shared commitment from nonprofit partners, philanthropic supporters, and community members to forge practical, sustainable housing solutions that truly serve the island’s people.
