Job Posting – Construction Project Manager `Ele`ele Iluna Phase II

IMG_1556JOB SUMMARY:

To provide management oversight for all phases of the subdivision construction project, including coordinating workers, material, utility connections, permitting and equipment, ensuring that specifications are being followed, and work is proceeding on schedule and within budget. Job to begin approximately mid-August-early September. Duration is approximately two years.

 

COMPENSATION:

Salary:   $60,000-65,000 a year depending upon experience

Benefits:

  • Health coverage for employee, including Vision, Dental
  • Vacation pay 3 weeks a year
  • Sick leave 6 days a year
  • Holidays

 

QUALIFICATIONS:

  • Graduate of a four-year degree program in construction management or construction science or equivalent work experience. Graduate engineers or architects will also be considered if they have additional training in business administration and accounting.
  • Experience with Self Help model of building, building one-story single-family homes.
  • Prefer Five years or more of experience assisting or supervising construction projects of increasing complexity.
  • Ability to work under pressure and coordinate numerous activities and groups of people who need to cooperate to achieve maximum efficiency.
  • Good oral and written communication skills.

Annual Build-a-thon kicks off July 11th!

The Build-a-thon is our annual statewide event to generate awareness and support for Hawai‘i Habitat affiliates. Community members like you, from all walks of life, will be building homes, refurbishing houses in need of repair, and raising awareness that decent housing is a matter of conscience and action. All proceeds from the event support local Habitat affiliates and their efforts to provide successful homeownership to low-income families in Hawai‘i. In an article published by The Garden Island NewspaperJean Lilley, Executive Director for Hawaii Habitat for Humanity Association, explains how the money raised at this once a year event supports our local affiliate year round. Join in as we build community and a home for Vern Kauanui in Anahola. More details are outlined in the flyer below. June 2014 update:
After reviewing the first 50 applications in lottery rank order, we currently have 21 households with a “Conditionally Approved”  status, based on the information contained in the application.
 In the event Kaua‘i Habitat determines that the information contained in the application was materially inaccurate, Habitat reserves the right to terminate that household from the selection. 

What does “Conditionally Approved” mean?
After reviewing the applications in lottery rank order, those that appear to meet the qualifications, based on the information contained in the application, are “Conditionally Approved”. This means that those applications will move forward to the next step in the approval process, which will include securing funding to cover the purchase price for land and the cost to build the home. In the event Kaua‘i Habitat determines that the information contained in the application was materially inaccurate, Habitat reserves the right to terminate that household from the selection.

Will a meeting be held to go over funding options?
No, a meeting is no longer needed. During Habitat’s pursuit of multiple loan sources we have determined that the USDA Rural Development 502 program is the only current funding source that is affordable for households that meet our income guidelines. Due to the way that the USDA 502 program is funded, homeowners for the first group of homes will not be able to apply to the 502 program until after September 30, 2014.

Since the USDA 502 program is the most affordable funding option, what are the next steps for this process?
In September 2014, Habitat will work with the 21 “Conditionally Approved” households on the details of the application with hopes of securing loan approval by the end of 2014 or in early 2015.

If the lots are available as planned in September of 2014, Habitat will begin building 6 to 12 homes at that time, prior to the homeowners securing loans. When the homes are finished, Habitat will sell land and lot packages to “Conditionally Approved” homeowners with secured financing. Habitat will then begin a second group of 6 to 12 homes in March or April of 2015. The rank order from the lottery will remain the same until the first 30 homes are finished and sold.

Is there anything I need to do at this time?
No, you do not need to do anything at this time. Habitat will contact all 21 “Conditionally Approved” families about a meeting in late August or September when we will have all the building plans, details and partnership agreements. Remember that any changes to your financial position or any changes that you make (buying a new vehicle, taking out new loans, running up debts on credit cards, etc.) could affect your ability to qualify for and secure a loan for your home.

What if my household is NOT one of the 21 “Conditionally Approved” households? What are the next steps for me?
AFTER the 21 “Conditionally Approved” households have completed the qualifying process and receive loan approval, we will continue processing in Lottery Rank order starting at number 51 and continue up the list until we have 30 households with loan approval.
